Ken Caryl, Sterling Ranch or Columbine: where should you start?

Choose by the home and the routine it supports. These search areas call for different ownership questions: Ken Caryl’s community structure and open-space access, Sterling Ranch’s builder-versus-resale costs, and the parcel-by-parcel differences among Columbine-area subdivisions. There is no universal winner.

Compare monthly costs on equal terms

For each address, use the same down payment, loan term and quoted rate. Add the property’s taxes, insurance quote, dues and recurring community charges, then allow for utilities and maintenance. For a temporary buydown, compare both the initial payment and the later payment. Have your lender verify the financing assumptions.

Three tours, one decision sheet

  • List your five daily priorities before touring so a dramatic view or model-home finish does not replace your criteria.
  • Record the actual route to work, errands and recreation at the times you would travel.
  • Write down what is verified, what is advertised and what still needs a document or specialist.
  • Ask for comparable closed sales matched to condition, location and property type; do not apply one area’s average to another.
