HOME LOANS, EXPLAINED

Start with the loan type.

These are common starting points for a lender conversation. Program availability and your eligibility depend on individual review.

Conventional loans

A mortgage outside a government loan program. Conforming loans follow size and underwriting standards; mortgage insurance is typically required with less than 20% down. Ask which options fit your credit, down payment, and property.

FHA loans

Private-lender loans insured by the Federal Housing Administration. Eligible borrowers can make down payments as low as 3.5%. Mortgage insurance applies, and loan limits vary by county. Compare the total cost with conventional alternatives.

VA loans

For eligible veterans, servicemembers, and certain surviving spouses. VA-backed purchase loans may allow no down payment and do not require monthly mortgage insurance. A funding fee may apply unless exempt; lender approval and eligibility requirements still apply.

USDA loans

Designed for eligible borrowers in qualifying rural areas. Some USDA programs allow no down payment. Income and property-location requirements matter, so verify both before planning around this option.

Jumbo loans

Loans above the applicable conforming limit. Qualification, down payment, reserves, and pricing vary by lender. Confirm the current limit for your county and property rather than relying on an old nationwide figure.

Colorado assistance programs

CHFA works through participating lenders to offer home loans and eligible down-payment or closing-cost assistance. Assistance may be a grant or second mortgage; review repayment terms, eligibility, and education requirements.

Then compare the rate and term.

Fixed-rate mortgage

The interest rate stays constant. Principal and interest payments stay level, but taxes and insurance can change your total payment.

Adjustable-rate mortgage

An ARM usually begins with a fixed period, then adjusts. Ask about the adjustment schedule, rate caps, and the payment if rates rise.

15-year vs. 30-year

A shorter term usually means higher monthly payments and less total interest. Compare lender quotes using the same loan amount.
