THREE COMMON PATHS TO HOMEOWNERSHIP
Find the loan that fits your story.
01 / CONVENTIONAL
Flexible options.
Not insured or guaranteed by a federal loan program. Down payment and credit requirements vary by product and lender. With less than 20% down, private mortgage insurance is typically required.
Compare your rate, PMI and total cash needed. PMI cancellation rules depend on the loan and your circumstances.
FHA-insured loans can allow down payments as low as 3.5% for eligible borrowers and may accommodate lower credit scores. County loan limits and property requirements apply.
Upfront and ongoing mortgage insurance add to the cost. Ask your lender for both amounts and how long the ongoing premium applies.
For eligible Veterans, service members and certain surviving spouses. VA-backed purchase loans often require no down payment and have no monthly mortgage insurance, subject to eligibility, entitlement and lender requirements.
A one-time funding fee may apply; some borrowers are exempt. If financed, it increases the loan balance and payment.
Uses a fully amortizing, fixed-rate monthly payment based on the purchase price minus your down payment, plus financed upfront fees. Annual property taxes and homeowners insurance are divided by 12; HOA and mortgage insurance are added as monthly amounts. No fees, PMI or MIP are inferred from the loan type. Loan type supplies guidance, not an eligibility decision.
Total interest covers scheduled principal-and-interest payments over the full term, without extra payments or refinancing. Initial monthly estimates keep your entered costs constant; they do not model mortgage-insurance cancellation, tax increases, adjustable rates, buydowns or maintenance. Upfront cash equals down payment plus other entered cash costs and is not an official cash-to-close figure. Loan limits and program eligibility are not checked.
