Financing is part of the plan from the beginning. I help you connect with lending resources, ask better questions and align your home search with the path you choose.

Let’s build your buying plan ↗

THE CONVERSATION THAT MATTERS

The right connections.
The right questions.

I help connect you with financing resources and coordinate the home search with the lender you choose. If you already have a lending relationship, we build around it. My role is to help you understand how the financing conversation affects the homes, timing and terms we pursue.

01

Connect early

Start a lender conversation before the search gets serious. Discuss your goals, income situation, available funds and the property type you want to purchase.

02

Understand the review

Ask what the lender has verified, what remains conditional, and when the preapproval needs updating. A preapproval is not a guarantee of final financing.

03

Compare the whole picture

Look at lender estimates together with your loan officer: cash needed, monthly costs, mortgage insurance, fees and the trade-offs between available options.

LEARN THE LANGUAGE

Loan options to discuss
with your lender.

No single program fits every buyer. Eligibility, property requirements, pricing and available programs vary. These are starting points for a licensed lender’s review.

01

Conventional

A mortgage outside the FHA, VA and USDA government-backed programs. Ask how the available down-payment options and mortgage-insurance requirements apply to you.

Ask your lender

How does the total cost compare with the other programs I qualify for?

02

FHA

Private-lender financing insured by the Federal Housing Administration. Mortgage insurance is required; compare the full cost and property requirements with other options.

Ask your lender

What are my upfront and ongoing costs, and does this property qualify?

03

VA

For eligible borrowers who meet service-related and lender requirements. VA purchase loans can offer no-down-payment options and no monthly mortgage insurance; a funding fee may apply unless exempt.

Ask your lender

What does my eligibility and entitlement allow, and what cash would I need for this purchase?

04

Other paths

Ask about jumbo, USDA, construction, investment-property and assistance programs when they fit your purchase. Each has its own eligibility and property requirements.

Ask your lender

Which options apply to my intended use and location, and what conditions should I understand?

THE CONVERSATION THAT MATTERS

A useful lender conversation
goes beyond the rate.

How much cash will I need?

Ask the lender to separate the down payment, closing costs, prepaid items and any required reserves. Then keep your moving and post-closing needs in the conversation.

What is included in the payment?

Ask for an estimate that includes taxes, insurance, mortgage insurance where applicable, and any association obligations. Budget separately for utilities, upkeep and the rest of your life.

What could change before closing?

Ask about rate locks, documentation, property approval and remaining conditions. Discuss planned financial or employment changes with your loan officer before making them.

How should I compare lenders?

Request clear written estimates for comparable scenarios. Review costs, terms, responsiveness and the ability to support your purchase timeline—not just an advertised rate.
