The short answer
There is plenty to watch around Littleton, but the projects are at different stages. Costco is under construction at Mineral Place; SCHEELS has an approved incentive agreement while its pre-application remains under review. Sterling Ranch has park and civic projects, and Douglas County reports site preparation at Zebulon. Here is what was verified as of November 1, 2026.
- Under review
- An application is being considered. Plans can change.
- Under construction
- Work is underway. Opening dates still need confirmation.
- Partly open
- One amenity can be available while the wider project continues.
- Open
- Confirm access, operating hours and any fees for the specific facility.
Mineral Place: Costco, SCHEELS and more
The City of Littleton’s October 22 development newsletter identifies Costco as under construction at the Mineral Place redevelopment, 1000 West Mineral Avenue. It also lists 370 multifamily units under construction and an In-N-Out site-plan application under review. Those are different milestones; an application is not an open business.
For SCHEELS, the city announced an economic incentive agreement in September and an expected opening in 2029. Its October update still lists the pre-application as under review. Incentive approval should not be confused with a final building approval or an operating store. I am not publishing a guaranteed Costco opening date because the city’s current update does not provide one.

Sterling Ranch parks: what is open and what is still coming
Sterling Ranch’s official future-plans page identifies Burns Regional Park as a 104-acre park with eight pickleball courts already open and additional amenities still to come. That is a partial opening, not completion of the entire park.
Outcrop Park is another development to know. Mile High CRE’s October 27 report says its completion was celebrated October 21 and describes a 5.5-acre park in Parkvale with climbing, play, gathering and trail connections. Some developer pages still use earlier planned-opening language, so confirm current access for a particular amenity with the community.
A note on “Adams Park”: I could not verify a Sterling Ranch park by that name in the official park listings reviewed. The confirmed names covered here are Burns Regional Park and Outcrop Park. John Adams Academy is a separate school project, not a park.

Zebulon Regional Sports Complex: active site preparation
The project’s official name is Zebulon Regional Sports Complex. Douglas County’s current status says the site is being graded and prepared for infrastructure work, including power, water and sewer. The county has separate pages for the development process, proposed facilities, traffic and costs.
This should be described as a developing regional sports project, not an already-open recreation center. Individual facilities, access arrangements, fees and opening schedules need their own confirmation. Start with Douglas County’s project page rather than assuming that every feature in a rendering will arrive together.
Other projects worth keeping on your radar
Within the City of Littleton, the October update lists 16 West Dry Creek, with 173 multifamily units, as under construction. It also identifies AMLI Littleton Village, with 310 multifamily units and about 12,000 square feet of commercial space, as under construction. These are city projects; Sterling Ranch is a separate community in Douglas County.
At Sterling Ranch, the developer says John Adams Academy is now open, a district Pre-K–5 school is planned for the 2027–2028 school year, and a community library is coming in 2027. Treat future school and library dates as stated plans, and verify enrollment, attendance boundaries and opening details with the responsible institution.
Littleton’s Development Activity List is a useful place to follow changes, although the city says it is not a comprehensive list of every application.
What these changes mean for a home search
New retail, recreation and civic facilities can change how convenient a location feels. They can also bring construction, traffic, lighting or a different pattern of activity. Whether that is a benefit depends on the property and on what you want from the area.
I would investigate the route between the home and the destination, the phase of construction, current access and the plans for nearby parcels. A project with “Littleton” in its marketing is not necessarily inside the City of Littleton or close to your address.
Most importantly, I would not attach a guaranteed appreciation figure to any of these announcements. A new amenity may help explain a home’s lifestyle appeal; it does not replace comparable-sales analysis. If you are weighing locations, we can connect the development information to your actual shortlist and daily routine.
Common questions
Are the Littleton Costco and SCHEELS open now?
No opening is represented here. The October city update lists Costco under construction and SCHEELS at pre-application review. The city’s September announcement anticipates a 2029 SCHEELS opening.
Is the entire Burns Regional Park finished?
No. Sterling Ranch reports that its eight pickleball courts are open, with more amenities planned for the larger park.
Will these developments increase my home’s value?
No specific price increase is guaranteed. Evaluate the project’s status, access and impacts alongside recent comparable sales and your property’s characteristics.
