05 / PREPARE YOUR HOME FOR SALE

Understanding the Value and ROI of a Great Agent

Look beyond the listing fee. Compare the preparation, professional media, strategy, brand credibility, and negotiation experience behind your home sale—and how they may affect your net outcome.

The fee is one number. Your outcome is the bigger picture.

When you hire me, you are investing in preparation, presentation, strategy, and representation through the finish line. My job is to connect those services to your goals and help you evaluate the full financial picture: sale price, concessions, costs, timing, and the likelihood of a successful closing.

A lower fee can be a real saving. It can also come with a different scope of service. A higher fee, a familiar brand, or an impressive reputation alone does not prove better results. Ask what is included, who delivers it, and how the plan will be measured.

What should that investment deliver?

Presentation that earns attention

Thoughtful preparation, high-end photography, compelling video, floor plans, and property-specific storytelling help buyers understand what makes a home worth seeing. Ask to see complete campaigns for comparable properties—not just a highlight reel.

A strategy built around your home

Pricing should connect recent sales with current competition, condition, location, and the lifestyle your home offers. A strong launch plan includes the audience, media schedule, showing process, feedback review, and clear triggers for adjustment.

Brand credibility backed by execution

A recognized brand and professional reputation can provide familiarity and access to a wider network. The practical value comes from how the agent uses those relationships, responds to inquiries, and presents your property. Brand recognition does not guarantee a price premium.

Negotiation grounded in knowledge

Experienced representation means understanding comparable sales, the other party’s stated priorities, financing, contingencies, inspection requests, and deadlines. The goal is to protect your interests across the whole agreement, not simply celebrate the highest headline offer.

Accountability through closing

Expect a written scope of work, a communication schedule, clear advice when conditions change, and coordinated follow-through. Ask who will handle your questions and how competing offers will be compared.

Compare the plan, then compare the price.

What could the numbers look like?

This hypothetical example isolates the listing fee. It is not evidence that an agent will achieve a higher price. Buyer brokerage compensation, title charges, concessions, taxes, payoffs, and all other costs are excluded.

Illustrative scenarioSale priceListing feeAfter listing fee only
Lower-fee proposal$800,0001% / $8,000$792,000
Higher-fee proposal, same price$800,0002% / $16,000$784,000
Higher-fee proposal, hypothetical higher price$820,0002% / $16,400$803,600

At the same price, the lower fee leaves $8,000 more. In the hypothetical $820,000 sale, the higher-fee scenario leaves $11,600 more after the listing fee alone. To match $792,000 after a 2% listing fee, the sale would need to reach approximately $808,163.27, before other costs.

The question is whether the specific services, execution, and representation justify the cost for your property. Evaluate the evidence and run your own scenarios. All compensation is negotiable; these example rates are not a quote, standard, or required fee.
