05 / PREPARE YOUR HOME FOR SALE

Seller’s Estimated Net Proceeds Worksheet

Estimate what you may keep from your Colorado home sale. Adjust your sale price, negotiated fees, taxes, title charges, prorations, mortgage payoffs, and credits to see the numbers change.

A planning estimate, not a closing statement or tax calculation. All cost fields start at $0; zero does not mean a fee is waived. Enter your negotiated terms and written quotes. Nothing you enter is submitted or saved after leaving this page.

01 · Sale & closing

Property-tax proration uses actual calendar days and the selected allocation. Confirm the contract and title company’s calculation.

02 · Negotiated brokerage compensation

Compensation is fully negotiable, not set by law. Enter only the seller’s agreed obligations. If your listing fee already includes an amount paid to the buyer’s brokerage, split the amounts here so each dollar is counted once. A seller-paid buyer brokerage fee is not assumed or required by this worksheet.

03 · Taxes & prorations

Property-tax proration = annual tax × seller-owned days ÷ days in the closing year, minus current-year taxes already paid. A negative amount is a credit. This does not determine tax liability or withholding exemptions.

04 · Title & settlement charges

Enter only seller-paid charges from the contract and provider quotes. Title insurance is not calculated as a universal percentage; premiums and endorsements vary.

05 · Payoffs & buyer credits

A mortgage balance may differ from its payoff amount. Do not add accrued interest or release fees again if they are already included in a payoff quote. Escrow refunds received after closing are excluded.

06 · Separate planning costs

These amounts reduce the planning remainder, not the estimated closing check. Income taxes and capital gains depend on basis, exclusions, ownership, use, and other facts; this worksheet does not calculate them.
