DENVER REAL ESTATE | COLORADO LIFESTYLESYour buyer may be scrolling before they’re searching. My Meta advertising strategy puts your home’s story into Facebook and Instagram feeds, then gives interested people a clear path to learn more, ask questions and take the next step.

Posting a listing introduces it to the audience you already have. Paid campaigns can extend that story to people beyond your followers—across Facebook and Instagram feeds, Stories and Reels, depending on campaign settings.
That extra discovery matters. Someone may never see your home in a saved property search because of a narrow price, location or feature filter. A compelling video or photograph can introduce the lifestyle first and invite them to explore the details.
Use professional photos, video and a clear story to make a memorable first impression.
Put paid distribution behind the listing so its reach is not limited to an existing following.
Give interested viewers an easy next step: explore the property, request details or ask about a showing.
We look beyond a single view count. Reach, video engagement, website visits and inquiries each tell a different part of the story—and help guide the next creative or campaign decision.
Concept graphic only. Bar lengths do not represent measured or forecast results.
Reach estimates the number of people who saw an ad. It helps us understand how widely your home’s story is being introduced. It is different from impressions, which count displays and can include repeat views.
A funnel is simply a thoughtful sequence of next steps. Every ad should lead somewhere useful, and every interested buyer should have a clear way to connect.
A photo, Reel or video introduces your home and the life it offers.
A focused property page offers photos, details, video and a tour.
An optional lead form or message lets buyers request details and share contact information.
Responsive conversation helps answer questions and move interested buyers toward a showing.
When installed and configured on a campaign’s destination website, Meta Pixel can measure actions such as page views and submitted inquiries. Those signals can help evaluate ad performance, refine delivery and support permitted follow-up audiences.
The Pixel measures activity; an inquiry form is what allows a visitor to voluntarily provide their name and contact details. A page visit alone does not give us every visitor’s identity or phone number.
My goal is to connect the creative, destination and follow-up into one strategy: learn what attracts interest, remove friction and give buyers a reason to take the next step.
We build housing campaigns around permitted geographic and audience settings, engaging property-focused creative and the campaign’s objective. Meta’s housing category restricts demographic targeting, including age and gender, and limits other audience options. Our strategy works within those rules rather than promising demographic filters that housing ads cannot use.
Where permitted and appropriately configured, engagement audiences can help reconnect with people who have shown interest. Increased exposure creates more opportunities for discovery—not a guarantee of inquiries, showings or a sale.
Professional media. Purposeful exposure. A human ready to respond.
