The short answer
After acceptance, the Colorado purchase moves into a deadline-driven period of earnest money delivery, inspections, document review, appraisal and final financing. Acceptance is a major milestone, but it is not the same as closing. Build a calendar from the executed agreement immediately, assign each task and keep enough time to investigate concerns before the relevant decision or notice deadline.
Confirm the final agreement
Collect the signed contract, counterproposals and attachments so everyone works from the same terms. Verify the effective dates, earnest-money instructions and contact information. Do not rely on the first draft if negotiations changed it. Ask your broker to identify the next immediate obligations and how required notices will be delivered.
Schedule the investigations
Arrange the general inspection and relevant specialist work promptly. Sewer, radon, structural or other questions may require separate appointments. Ask about report turnaround and access needs. The purpose of early scheduling is to leave time for follow-up estimates and decisions, not simply to check an inspection appointment off a list.
Keep financing moving
Provide requested documents and discuss any change in income, credit or funds with the lender before acting. Confirm appraisal arrangements and insurance requirements. Avoid assuming the lender already has every updated item. The financing process and property review move in parallel, so a delay in one can affect the closing plan.
Review documents as they arrive
Title commitments, association records, disclosures and other materials can contain important obligations. Organize them by the relevant deadline. Ask questions about restrictions or costs that conflict with your plans. A large document package is not a reason to defer review until the last day, especially when a specialist or attorney may be needed.
Resolve issues and prepare to close
Any negotiated repair or other change should be documented appropriately. Confirm the closing figures, funds procedure, walk-through and possession timing. Maintain a backup moving plan until the transaction is sufficiently certain. The most effective way to reduce stress is to make unresolved items visible and address them while there is still time.
Set a brief recurring check-in during the contract period to identify open items. The agenda can be simple: completed tasks, approaching deadlines and decisions requiring your attention. Regular communication helps prevent a small unresolved question from becoming a closing-week problem when fewer practical options remain available.
Your decision checklist
- Save the complete executed agreement.
- Calendar earnest money and all review deadlines.
- Schedule inspections and follow-up promptly.
- Respond to lender requests.
- Confirm closing and possession separately.
Common questions
Can I start ordering renovations after acceptance?
Plan cautiously and do not assume you can perform work before ownership or possession. Obtain required permissions and consider cancellation or delay risk before making nonrefundable commitments.
Who keeps track of the deadlines?
Your broker should help manage the process, but you should also understand your own obligations and calendar. Ask for a written schedule and promptly raise any concern about your ability to meet a date.
