The short answer
Denver buyers should understand the contract provisions addressing inspection, financing, appraisal, title, association documents and any sale of another property. These provisions can create choices or obligations, but they are not interchangeable escape clauses. The exact wording, deadlines and required notices matter. Read the executed agreement with your broker, and obtain legal advice when a provision’s effect is unclear.
Inspection addresses property condition
An inspection provision gives a structured way to investigate condition and respond under the contract. It does not mean the seller must repair every item. Ask how objection, resolution and termination steps differ in your agreement. Schedule work early enough to obtain specialist evaluations before the relevant deadline, not merely to receive a general report at the last minute.
Financing involves several questions
Loan availability, loan terms and property requirements may have distinct provisions or deadlines. A preapproval does not answer every issue. Ask the lender what remains for underwriting and whether a requested contract change affects the loan. Do not assume a financing concern automatically creates a cancellation right after the applicable deadline has passed.
Appraisal is different from inspection
An appraisal concerns a lender’s valuation and property requirements; an inspection evaluates condition within its scope. A low valuation can create a cash gap or prompt negotiation, depending on the agreement. Review any appraisal-gap commitment carefully. It may change the risk you are accepting rather than simply make the offer look more competitive.
Documents can reveal ownership constraints
Title, association records and other diligence documents may identify easements, restrictions, assessments or obligations. Read them promptly and ask qualified professionals about material concerns. A property can look suitable in person while its legal or financial structure conflicts with your intended use. Track the review process separately from the physical inspection.
Contingent does not mean consequence-free
A home-sale condition, for example, depends on the actual negotiated language and may affect the seller’s willingness to accept. Missing a notice or deadline can change your options. Keep a calendar, preserve communications and obtain written amendments when needed. Never assume a verbal extension protects a contractual right.
Create a simple table listing each concern, the relevant contract provision, the due date and the professional responsible for the next step. This makes gaps visible. If a report will arrive too late, raise the issue early enough to explore a written extension rather than assuming the deadline will move.
Your decision checklist
- Identify every applicable contingency and deadline.
- Separate inspection from appraisal.
- Confirm remaining loan conditions.
- Review title and association documents promptly.
- Use the required written notices and amendments.
Common questions
Can I cancel for any reason during an inspection period?
Do not rely on that generalization. The contract defines the available rights and notice process. Ask your broker or attorney to explain the specific provision before taking action or allowing a deadline to pass.
Are all Colorado purchase contracts the same?
No. Commission forms can be modified through negotiated provisions, and builder or other principal-created contracts may differ substantially. Review the actual documents rather than relying on a generic summary.
