Denver Housing Market Update: Prices, Inventory, and Days on Market

The short answer

Denver’s latest completed monthly snapshot reviewed here is September 2026. It shows a market that requires careful pricing and patient comparison rather than automatic assumptions about fast sales. The three measures to read together are closed prices, available inventory and marketing time. Each answers a different question, and none independently establishes what a specific home should sell for.

The September 2026 snapshot

REcolorado reported 2,898 closed listings, 2,921 pending listings and 4,885 new listings for September. Those are separate flows: closings complete earlier negotiations, pending listings reflect new agreements, and new listings add options. Reading them together helps distinguish a busy listing season from actual transaction demand. This update does not substitute partial October activity for a full monthly report.

What prices can tell you

Look for price direction within the property type and location that matter to you. A metro median combines different housing products and can change when the sales mix changes. If your home is a townhome, a detached-home headline may be a poor benchmark. For a specific transaction, use recent comparable closings and account for material differences.

What inventory can tell you

Available supply measures choice, but usable choice is narrower than a headline count. Apply your actual budget, location, condition and layout requirements. Sellers should ask how many close substitutes a buyer can tour this weekend. Buyers should distinguish fresh listings from properties that have remained available because of price, condition or restrictive ownership costs.

What marketing time can tell you

Time in the MLS is not the entire moving timeline. It generally describes a listing’s marketing period under the report’s definition; inspection, financing and closing add another phase. A median also hides the range. Some homes attract quick interest while others require price or condition changes before the right buyer responds.

Translate the numbers into action

For sellers, start with a competitive range and a plan for early feedback. For buyers, compare total ownership cost and negotiate the terms that improve your position. In both cases, update the neighborhood comparison before signing. The metro report is a useful weather report; the actual property still deserves its own inspection of conditions.

A useful monthly review should end with an action, such as updating a seller’s competitive set or revising a buyer’s search filters. If the numbers do not change the decision, record them as context rather than manufacturing urgency. Data is most valuable when its limits are understood.

Your decision checklist

  1. Use September 2026 as the dated baseline.
  2. Read pending and closed activity separately.
  3. Filter inventory to your actual requirements.
  4. Add contract-to-closing time to the move plan.
  5. Recheck neighborhood comparables before making a decision.

Common questions

Why do different Denver reports show different totals?

They may cover different counties, property types, statuses or extraction dates. Choose a consistent series for comparisons and state the source. Combining one organization’s price with another’s transaction count can create a misleading picture.

How often should I revisit this update?

Monthly reports are useful for trends. An active buyer or seller should also watch nearby listing changes between reports, because a new competitor or an accepted offer can change the immediate decision.
