The short answer
REcolorado reported Denver Metro’s September 2026 median closed price at $575,000, down 2% year over year. That is the latest completed-month price measure reviewed here, not a claim that every home lost 2% of its value. Property type, location, condition and the mix of sales matter. I would use current comparable properties to translate the broad trend into an individual buying or selling decision.
Anchor the answer to a reporting period
REcolorado’s September 2026 median closed price was $575,000, down 2% year over year. This is a completed-month statistic, not a live October valuation. It describes the middle sale in that report’s population. A new month can bring a different result as the mix of sold homes and negotiated contracts changes.
Understand what the median measures
Imagine a month with more condo sales and fewer expensive detached sales. The overall median could move even if many individual properties had not changed much in value. That is why an aggregate decline should not be applied mechanically to your address. Compare similar home types and watch whether the sample is large enough to be informative.
Keep asking prices separate from sale prices
A seller may list high and later reduce to a market-supported level. That reduction is not the same as a decline from the property’s prior market value. Likewise, a sale above the final asking price can follow a substantial earlier reduction. Review original price, price history, concessions and closing details before drawing a conclusion.
Build an address-level range
Choose recent sales with similar location, size, condition, parking and lot characteristics. Then examine current competition and pending activity. Adjustments require judgment: a newer roof or finished basement does not automatically contribute its installation cost to value. A defensible range is usually more useful than a single exact number that suggests false precision.
Use the trend to shape decisions
Buyers can use softer comparable sales to support a reasoned offer, but should not assume the next month must be cheaper. Sellers can respond by removing condition uncertainty and pricing within the current competitive range. The purpose of the data is to improve the decision you can make now, not to pretend the next price movement is certain.
When reviewing a price opinion, ask to see the strongest comparable and the one that creates the most uncertainty. Understanding both ends of the range helps you decide whether to launch aggressively, negotiate carefully or obtain another professional valuation before committing to a major financial decision.
Your decision checklist
- Record the source and reporting month.
- Separate median-price changes from individual appreciation.
- Review original and final list prices.
- Compare similar property types and condition.
- Request a current value range for the actual address.
Common questions
Does a 2% median decline mean my house is worth 2% less?
No. Your home may perform differently because of its location, condition and comparable sales. The metro median measures a group of transactions, not the repeated value of your individual property.
Should I use price per square foot alone?
No. It can help identify questions, but it ignores important differences in lot, floor plan, finish quality, basement space and parking. Use it alongside well-matched comparable sales.
