Compare Homebuying Costs Beyond the Asking Price
Compare the full monthly payment, cash needed at closing and loan terms—not just the headline interest rate.
A Practical Starting Point

What belongs in a monthly budget?
Start with principal and interest, then add property taxes, homeowners insurance, applicable mortgage insurance and HOA dues. Include a separate allowance for maintenance and utilities. The mortgage calculator can help explore scenarios, but lender and insurer quotes determine actual costs.
How should I compare lender estimates?
Request Loan Estimates for comparable loan scenarios and review the interest rate, fees, cash to close and projected payments. The Consumer Financial Protection Bureau provides a guide to comparing these documents. A lower payment alone does not establish the lowest total cost.
What changes when I increase the down payment?
A larger down payment reduces the amount borrowed, but also leaves less cash available for moving, repairs and reserves. Mortgage-insurance requirements and loan eligibility depend on the program and borrower. Compare options with your lender before deciding.
How do we connect the budget to the search?
Agree on a comfortable ownership budget and priorities, then evaluate homes against both. Use the calculator to explore possibilities and bring the results to a lending and home-search conversation.
