The short answer
The words prequalification and preapproval do not reliably tell you how deeply a lender reviewed your finances. Lenders use the terms differently. Ask what was verified, whether an underwriter reviewed the file and what conditions remain. For a Denver offer, the useful evidence is a credible financing plan tied to the property and deadlines, not simply the label on the letter.
Ask what information was checked
Was the letter based on a conversation, documents, credit review or a more complete underwriting assessment? Ask the lender to list remaining income, asset and property conditions. A letter with a high purchase limit can still leave major unanswered questions. Clarifying the review process helps you avoid discovering an income or documentation problem after earnest money is committed.
Update the letter when the home changes
Taxes, association dues, insurance and property type can change the payment and eligibility. A preapproval for a detached house does not resolve every condo-project issue. Before offering on a specific address, send the lender the listing and known expenses. Ask whether the proposed offer amount and closing timeline still fit the loan scenario that was reviewed.
Protect the approval as you shop
Tell the lender before taking on new debt, changing employment, moving large sums or making a major purchase. The point is not that life must stop; it is that underwriting depends on facts that can change. Keep a record of documents already supplied and respond promptly when an updated statement is required. Small administrative delays can become consequential near a contractual deadline.
Use the letter as one part of the offer
A clear lender contact, realistic dates and well-understood contingencies help the seller assess execution. The preapproval is not a reason to waive protections you do not understand. I would coordinate the offer with the lender and review the remaining risks, particularly where variable income, a contingent sale or unusual property characteristics could affect closing.
Your decision checklist
- Ask what the lender actually verified.
- List all remaining approval conditions.
- Recalculate for the specific address.
- Discuss financial changes before making them.
- Align the offer schedule with lender readiness.
Common questions
Is either letter a guarantee?
No. A lender’s preliminary willingness remains subject to applicable conditions. Obtain a specific explanation of what still has to happen.
Should I get reviewed before touring?
An early review can uncover budgeting or documentation issues and make tours more focused. Ask how long the letter remains useful and when it needs updating.
