The short answer
Denver’s median home price describes the middle transaction in a defined group of sales. Your home’s value is an estimate of what a buyer would pay for that particular property under current conditions. They are related concepts, but they are not interchangeable. I use the median to understand the broader market and comparable properties to evaluate an individual home.
A median describes a group
If you arrange a set of sale prices from lowest to highest, the median marks the middle. It does not identify a typical floor plan or a standard Denver house. A change in the mix of properties sold can change the median, even when many individual homes have not moved in value by the same amount.
An address has its own characteristics
Location, layout, condition, parking, lot usefulness and ownership costs shape the buyer’s comparison. Two houses with similar square footage may solve very different needs. An awkward bedroom arrangement or a costly maintenance issue can matter more than a small size difference. A property-level analysis should explain those distinctions rather than simply apply a metro average.
Comparable sales require judgment
Start with recent transactions that compete for the same buyer. Look at proximity, property type and condition, then investigate concessions or unusual circumstances when available. A nearby sale is not automatically a good comparable. If the best evidence is older or farther away, explain why it is relevant and acknowledge the increased uncertainty.
Current competition adds another layer
Closed sales show completed decisions; active listings show the alternatives available now. A seller pricing only from past closings may miss a new competing listing or a builder incentive. A buyer relying only on asking prices may overestimate value. Bring both sides together to form a range that reflects current choices and completed evidence.
Different valuations serve different purposes
An appraisal, tax assessment, automated estimate and agent market analysis can differ because they use different dates, inputs and objectives. Ask what each number is designed to measure. For a sale decision, a transparent explanation of the comparable properties is more useful than an unexplained exact figure.
Suppose two otherwise similar homes differ in garage access and basement usability. A broad median cannot capture those distinctions for the household comparing them. An address-level analysis should identify the differences, show relevant evidence where available and acknowledge where an adjustment is judgment rather than precise measurement.
Your decision checklist
- Identify the population behind the median.
- Compare the same property type.
- Review condition and functional differences.
- Consider active competition as well as closings.
- Ask for a value range with supporting evidence.
Common questions
Can I multiply my square footage by Denver’s average price per foot?
That produces a rough calculation, not a reliable valuation. The average may combine incompatible properties and does not account for land, basement quality, parking or condition.
Why does my online estimate differ from an agent’s analysis?
An automated model may have incomplete property details or use different comparables. Ask the agent to explain the evidence and adjustments; a human opinion should also be supported rather than accepted without review.
