The short answer
On closing day, the buyer reviews and signs the required documents, funds are handled through the agreed closing process, and the transaction moves toward transfer and possession. The exact sequence depends on the loan, title company and contract. Signing is not always the same moment as funding or receiving keys. Confirm the process in advance so the move is based on actual arrangements.
Review before the appointment
Read the loan and settlement documents as early as possible and resolve unexplained changes. For most covered mortgages, the Closing Disclosure arrives at least three business days before consummation. Ask for the other documents in advance too. Closing day should not be the first time you learn the payment, cash requirement or ownership details.
Verify funds and identification
Confirm the required identification and acceptable method of delivering funds with the closing provider. Independently verify wiring instructions using a known, trusted contact method. Do not rely on an unexpected email changing account details. If anything seems inconsistent, stop and verify before transferring money; urgency is not a reason to skip this step.
Understand what you sign
The package may include the note, security instrument, deed-related documents and settlement statements. Ask questions when a term differs from expectations or is unclear. Make sure names, property details and agreed financial terms are correct. Signing quickly is not more important than understanding the obligation and correcting a material error.
Confirm completion and key release
The closing team should explain when funds are disbursed, documents are recorded and possession is authorized under the agreement. A post-closing occupancy arrangement can delay the buyer’s move-in. Do not schedule access based solely on the appointment time. Confirm who will provide keys, remotes and codes and when they may be used.
Keep the records organized
Save the final signed documents, settlement figures, insurance information and service contacts. Confirm the first payment details with the lender or servicer through trusted channels. Transfer utilities as arranged and retain the inspection and repair records. An organized closing file makes later maintenance, tax preparation and eventual resale easier.
If you sign remotely or from another state, confirm the approved signing method, identification requirements and document-return timing well in advance. A remote appointment can be convenient, but it introduces logistical steps that should be coordinated with the title company and lender rather than improvised on closing morning.
Your decision checklist
- Review documents before closing day.
- Verify funds instructions independently.
- Bring the required identification.
- Confirm funding and possession timing.
- Save the final signed package.
Common questions
Do I get the keys as soon as I sign?
Not necessarily. Funding, recording and the contract’s possession terms may control timing. Ask the closing team and broker to confirm the actual handoff rather than assuming it occurs at the signing table.
What if the final numbers are different from expected?
Ask for an explanation and correction if needed before signing or funding. Some changes may be legitimate, but you should understand them and any effect on disclosure timing or affordability.
