The short answer
You do not always need 20% down to buy a Colorado home. The required amount depends on the mortgage program, your qualifications and the property. Down payment is one part of the decision: compare mortgage insurance, rate, fees and the cash you will retain. A lender should price several realistic options rather than assume the smallest down payment is automatically best.
Separate minimum eligibility from best fit
HUD says an FHA down payment can be as low as 3.5%, while some eligible VA buyers can purchase without a down payment. Conventional options vary. These program descriptions are not approvals, and an individual lender can require additional conditions. Ask for a written explanation of the specific loan being offered, including occupancy and property requirements.
See what different percentages mean
On a hypothetical $600,000 purchase, 3.5% equals $21,000, 5% equals $30,000, 10% equals $60,000 and 20% equals $120,000. Those figures do not include settlement costs, prepaid taxes or insurance, inspections or reserves. A comparison that labels $30,000 as the entire cost to buy a $600,000 home omits important parts of the transaction.
Price the mortgage at each level
Request side-by-side estimates using the same purchase price, closing date and loan term. Ask how mortgage insurance changes and when it may end under each program. Compare the total upfront funds and the complete monthly payment. More money down reduces the amount borrowed, but the quoted pricing and your other uses for cash also matter.
Consider the house you are buying
A lower-down-payment purchase of a home needing immediate work can be sensible if you retain adequate repair money and the property qualifies. Conversely, using all available savings to reach an arbitrary percentage can leave you exposed. For Denver-area condos, consider association costs alongside the mortgage; for older houses, obtain actual estimates for identified work before allocating your last dollars.
Your decision checklist
- Ask which loan programs you qualify for.
- Compare at least two down-payment levels.
- Include mortgage insurance in monthly costs.
- Budget closing costs separately.
- Retain money for identified property needs.
Common questions
Is 20% down required to avoid all extra loan charges?
No single percentage eliminates every fee. A larger down payment may change mortgage insurance or pricing, but origination, title and other charges can still apply.
Can a gift help with the down payment?
Possibly, subject to the loan program and documented source. Ask the lender about eligible donors and required paperwork before accepting or transferring funds.
