The short answer
Verify school information directly with the district for the property address, student’s grade and intended academic year. A listing or nearby school does not establish enrollment eligibility. In Denver Public Schools, boundary schools and enrollment zones work differently, and choice applications have their own procedures. Confirm the relevant year before making a purchase decision tied to a particular campus.
Identify the district and exact address
Begin with the complete property address, including a unit number where relevant. Do not infer the district from a city name, ZIP code or school visible from the house. Use the district’s official address lookup and contact enrollment staff if the result is unclear. Save the date and the academic year used. A new development or recently changed address may require additional confirmation before a map result can be relied upon.
Understand the placement structure
DPS distinguishes a single boundary school from an enrollment zone with multiple schools. Its current guidance explains that a zone does not promise the family’s preferred individual school. As checked October 28, 2026, the School Finder reflects 2026–27, and DPS says 2027–28 boundaries and zones will be updated by November 2026. Buyers planning a later move should revisit the tool and speak with the district rather than carry the older result forward.
Ask about the actual enrollment process
Confirm the student’s grade, residency documentation, application windows and any program-specific requirements. Ask what happens if your closing or move date falls after an application period. A school-choice opportunity is not the same as confirmed placement. If siblings, specialized programs or transportation are important, ask the district directly how those factors apply. Keep written notes of the questions and responses without assuming a general explanation resolves every individual circumstance.
Evaluate schools using your own priorities
Review curriculum, programs, schedules, accessibility and services through official school and district sources. Arrange a visit or conversation when available. Rankings can simplify complex information and should not replace your own assessment of fit. I can help locate homes within an area you identify, but the educational decision belongs to you and the district. Avoid using demographic descriptions or broad neighborhood stereotypes as substitutes for the information relevant to your student.
Protect the decision from stale information
Recheck enrollment information before relying on it in a purchase and again as the move approaches. Boundaries, programs and procedures can change. If attending a specific school is essential, discuss how that uncertainty affects your timing and housing options. Keep the school inquiry separate from assumptions about future resale value. A documented process is more useful than a listing remark, particularly when the intended school year differs from the year shown in an online search.
Keep copies of district correspondence with your home-search notes. If the answer depends on a future boundary decision or an application result, record that uncertainty explicitly instead of converting it into a promised feature of the property.
Your decision checklist
- Verify the district using the full property address.
- Select the correct grade and academic year.
- Distinguish boundary assignment from an enrollment zone.
- Ask about applications, documentation and transportation.
- Recheck information before relying on a campus outcome.
Common questions
Does living near a school guarantee enrollment there?
No. Eligibility depends on district boundaries, grade, year and enrollment rules, not simply proximity.
Can I use the current DPS map for a 2027–28 move?
As of October 28, 2026, DPS says its current Finder covers 2026–27 and expects the next-year update in November. Verify the later year directly.
