How Do You Prepare an Occupied Denver Home for Showings?

The short answer

Create a repeatable showing routine that keeps the home clean, accessible and easy to tour while protecting the seller’s everyday life. Declutter the spaces buyers need to understand, secure personal items, arrange pets and set reasonable access expectations. An occupied Denver home does not need to look uninhabited, but visitors should be able to evaluate rooms without distractions or obstacles.

Edit for circulation and scale

Remove excess furniture from doorways, narrow halls and room centers. Leave enough furniture to show how the room functions. Clear kitchen counters without making storage inaccessible for daily use. Closets should show their depth and organization; stuffing them with everything removed from the rooms can shift the problem rather than solve it. Consider temporary storage when the move is already planned.

Use a short departure checklist

Make beds, clear sinks, empty trash, switch on appropriate lights and open window coverings where practical. Keep a small basket for last-minute personal items that leaves with you. Do not use heavy fragrance to mask odors. Consistency matters because appointments may happen on a workday, in poor weather or with less notice than you would ideally prefer.

Protect people, pets and property

Secure medications, valuables, financial papers, keys and devices containing personal information. Make a plan for pets that does not depend on strangers following complicated instructions. Explain access limitations to your broker before scheduling begins. If cameras or recording devices are present, discuss disclosure and applicable rules rather than assuming recording every conversation is acceptable.

Make access workable

Agree on notice, showing windows and how confirmations will be handled. Broad access can help buyers evaluate the home, but the schedule must be realistic enough to maintain. Provide instructions for entry, parking and locked rooms without publishing sensitive security details publicly. After each showing, check that doors are secured and restore the household routine. Review recurring feedback separately from one visitor’s personal taste.

Your decision checklist

  1. Create a ten-minute departure routine.
  2. Secure valuables and private paperwork.
  3. Plan pets and parking in advance.
  4. Keep important rooms available to inspect.

Common questions

Should I stay during the showing?

Usually it is easier for buyers to explore and discuss the home when occupants are away, if circumstances allow. Coordinate any exceptions with your broker.

How clean is clean enough?

Prioritize kitchens, bathrooms, floors, glass and odors. A consistently cared-for home is the goal; elaborate daily styling that cannot be sustained is less useful.
