The short answer
Denver buyers should compare FHA and conventional loans using actual lender quotes for their credit, down payment and property. Neither is always cheaper or easier. Look at cash to close, mortgage insurance, monthly payment and the expected cost while you keep the loan. A low advertised rate can be outweighed by other charges or a financing structure that does not fit your plans.
Understand the basic distinction
FHA insures qualifying loans originated by approved lenders; conventional loans are not FHA-insured. HUD advertises FHA down payments as low as 3.5% for eligible purchases. That does not mean every buyer or home qualifies. Ask the lender to explain the applicable underwriting and property conditions rather than use the program name as a shortcut for approval.
Compare costs on the same assumptions
Use the same price, down payment and term whenever possible. If the down payments differ, show the cash difference clearly. Include upfront and recurring mortgage-insurance charges, lender fees and points. Ask when mortgage insurance could stop under each quoted product and whether that requires action, refinancing or a change in loan balance. Avoid assuming the rules are identical.
Check the property before choosing a route
For a condo, lender project review can matter as much as the borrower. For a house needing repairs, ask whether the proposed loan requires work before closing. A listing labeled as-is does not obligate a lender to accept its condition. Bring concerns to the lender early rather than promise a financing path the property cannot support.
Make a holding-period comparison
Estimate costs over the period you realistically expect to keep the mortgage. Include a longer period in case refinancing is unavailable or unattractive. A loan that is slightly more expensive at closing may be less expensive over time, while a cash-conscious buyer may value a different structure. The choice should balance liquidity, payment stability and future flexibility without assuming rates must fall.
Your decision checklist
- Request FHA and conventional quotes if eligible.
- Use identical comparison assumptions.
- Include all mortgage-insurance charges.
- Confirm property and condo eligibility.
- Model costs without relying on refinancing.
Common questions
Is FHA only for first-time buyers?
Do not infer that restriction from the name. Ask a qualified lender about current FHA eligibility and any separate assistance program requirements.
Should I choose the loan with the lowest rate?
Not by rate alone. Compare cash required, mortgage insurance, points and total cost over your expected holding period.
