The short answer
The better Denver offer is the one that delivers an acceptable net result with terms the buyer can perform. Cash can remove lender-related steps, but it may come with a lower price or broad contingencies. A financed buyer can be highly prepared. Compare verified funds, financing review, inspection terms, timing and possession rather than treating payment method as the entire decision.
Verify what cash means
Ask for credible evidence of funds appropriate to the purchase and confirm whether the offer depends on selling assets or another property. A statement that a buyer is paying cash does not show when money will be available. Review all conditions in the offer, including inspection or other exit rights, rather than assume cash means unconditional.
Assess the financed buyer’s preparation
Ask what the lender has reviewed and whether the property and proposed timeline fit the loan. A detailed financing review can be more informative than a generic letter. Identify appraisal exposure and any unusual property conditions. The question is how the loan will be completed, not whether financing exists at all.
Compare net proceeds and timing
A lower cash price may be attractive if it meets an urgent move schedule, but quantify the tradeoff. Use the same expense assumptions for each offer, then add the impact of credits, repairs or occupancy. A faster closing has value only if it fits your needs and is operationally realistic. It should not be treated as an automatic discount entitlement.
Read the remaining risks
Both types of buyers can encounter title, inspection, contract or personal issues. Review earnest money, deadlines and remedies with your broker or attorney as appropriate. Avoid assuming a large deposit automatically belongs to the seller if a deal ends. Evaluate the written terms and verify that the closing plan matches the buyer’s promises.
Your decision checklist
- Confirm cash availability or lender readiness.
- Compare actual contingencies.
- Calculate proceeds after credits.
- Value timing based on your needs.
- Review the complete contract, not the offer label.
Common questions
Should I accept less for cash?
Only if the total terms and risk reduction are worth the price difference to you. Compare specific offers rather than apply an automatic cash discount.
Does a financed offer require more uncertainty?
It adds lender-related conditions, but preparation and property suitability matter. Assess the actual file and terms rather than use a blanket assumption.
